Identify the covering and failed detail
Felt, rubber and fibreglass roofs require repair methods suited to their particular systems. Ask the roofer to identify the covering and inspect seams, edges, outlets and junctions with walls. A proposal should explain the defect and material compatibility, rather than simply offer an unspecified coating.
Ask about drainage and the deck below
Mention standing water you have noticed from a safe vantage point, especially if it remains after surrounding surfaces have dried. Ask whether outlets, roof falls or the condition of the supporting deck need attention. Do not walk onto a flat roof to inspect it; its surface may conceal weak areas.
Compare a local repair with wider work
A local repair may be appropriate where the defect is limited and the surrounding roof remains serviceable. Where deterioration is widespread, ask for evidence supporting a larger repair or replacement. Compare the area included, junction details, access costs and exclusions so that different proposals can be assessed fairly.
Define how concealed damage will be handled
The condition beneath the covering may not be fully known until work begins. Ask what the quote assumes about the deck and insulation, how newly exposed damage will be recorded and how any extra cost will be agreed. Confirm arrangements for weather protection while the roof is open.
